Ventria Residence is a mixed-use development comprising a five-storey church building and a 21-storey composite building. The composite building includes two basement levels for car parking and plant rooms, six storeys of Residential Care Homes for the Elderly (RCHE), ten storeys of senior hostel residential units, and additional floors accommodating communal facilities and plant rooms. Building services engineering faced stringent constraints arising from RCHE licensing requirements, particularly with respect to headroom and plant space limitations. Early adoption of Building Information Modelling (BIM) during the design stage was essential to optimise spatial coordination, plantroom layout and service routing, ensuring regulatory compliance, operational efficiency and long-term maintainability.
